Having had a desire to get into the property industry for some time, I decided at the end of last year to join Sourced. Once I was confirmed as a Sourced franchisee, I attended the training they hold for new franchisees. Having not spent any time in a classroom since leaving college in the late 90s, I knew that it might be a bit of a shock to the system.
Before I started the training, I thought I had a reasonable understanding of the property market. However, what I learned from this week of training has made me realise that there is a lot more to the industry than originally thought. During that week, I was taught several strategies to use to increase value in properties, to help investors achieve and go above their desired return on investments. I have also learned a lot about the laws, regulations and licensing governing the property industry, especially regarding rentals. It didn’t stop there either - I have also learned several ways to fund these deals, including the fantastic peer to peer lending platform, offered by Sourced, which is exclusive to Sourced franchisees.
There were times on the course when I felt overwhelmed by all the information I was receiving. However, I realised that I needed to be shown all of it, to give me a deeper understanding of the industry, so that I could source property that generates great returns. As part of the training, we were asked to use the knowledge we had just gained to look for potential deals. This has led to me coming away from training with an excellent potential opportunity.
After completing the training, it was time to start working and planning how I was going to move forward with my new venture. Investor leads start to come through from head office, so now it is time to follow them up and begin building relationships. This was helped by my first 1-2-1 with my director, Chris Kirkwood. During this 1-2-1 meeting, we confirmed my 12-month goals and broke them down into manageable tasks. We also looked more at the potential deal I had discovered on training, and worked out a plan to move this forward. With the information I had from the investor follow ups, we were also able to look at and present a possible deal for an investor looking to build a rental portfolio.
Having a 1-2-1 so soon after my initial training was fantastic, as it jogged my memory of things we had been taught on training - it helped to keep me focused. I am now very excited and raring to go on my new adventure, and look forward to meeting and forming great relationships with lots of people along the way. I am sure that there will be highs and lows along the journey, but I can see that with the fantastic support given by Sourced, I will achieve my goals and help investors grow their portfolios, and also create and grow my own portfolio.
